Down Payment Assistance Programs:
Buying a home is a huge responsibility, but is also a huge opportunity. Owning your home means you can paint the walls with your favorite color, plant flowers and vegetables if you choose and plant the seed for an investment in your future. Some of our clients have good credit and employment, but have not been able to save enough money to purchase a home. Many state, county, and local government programs offer down payment assistance programs for qualifying low-to-moderate income families wishing to purchase their first home.
Kings Mortgage has partnered with CalHFA to provide down payment assistance to our clients. You don’t necessarily have to be a first time home buyer to receive down payment assistance. CalHFA defines a first time home buyer as someone who has not had ownership in a property in the previous three years. Loan assistance programs like CalHFA MyHome offer down payment assistance up to 3.5% of the sale price to go towards your down payment. You can get up to 4.0% of your loan amount in additional assistance combining the MyHome program with the CalHFA CalPLUS ZIP loan program (That’s a total of 7.5%). This will cover all your down payment and most of your closing costs leaving you very little out of pocket expense.
You eventually have to pay back the down payment assistance you receive from CalHFA. These programs are actual loans that have payments deferred for 30 years. This means the loan balance does not need to be paid until after 30 years. The only time these loans have to be paid back before the 30 years is if you sell the home or refinance.
